COYOTE SPRINGS

Coyote Springs, Nevada

The Coyote Springs site encompasses over 43,000 acres of land acquired by developer, democratic lobbyist and lawyer Harvey Whittermore who is a close friend of Harry Reid the majority leader of the United States Senate. Through Harvey’s relationship with Reid he acquired this site from the US Government as it was a defunct missile testing ground no longer required by the military. Laying beneath it is a vast aquifer, in which the majority of water rights were sold off to the City of Las Vegas to fund the development. Harvey created a joint venture partnership with Pardee Homes (who built the Irvine Ranch in Southern California). JWT was the architect planner responsible for envisioning all of the resort and commercial components of this master planned community of 200,000 residents. The site offers dramatic terrain, washes, hills, mountainsides, plains and incredible views of the surrounding desert. Anchoring this new community is a pedestrian resort prescient and 100,000sf golf clubhouse, complete with a pulse gondola allowing access to a residential enclave in the adjacent hillside. The architecture (rendered in a Spanish Colonial desert style) focuses two major hotels around a series of town greens, piazzas, lakes along with a formal stage for outdoor concerts, and a pedestrian retail street with housing located above the shops. JWT worked closely with WilsonMiller (land planners), and golf course architect Jack Nicklaus who designed 7 courses within this community which act as a recharge area for the waste after effluent allowing the ground water to be continuously recharged. At the time of this project’s inception Las Vegas was the fastest growing community in the United States. The site is located a 45 minute drive outside of the city limits.
